Project Highlights
This lot, located in southeast Michigan, had a lot of topographic relief on the site which would eventually be able to accommodate a walkout basement, but initially it made grading a bit challenging.
The owner wanted to walk out the main level to a poop and patio, which resulted in strategically placing the house in a place that would accommodate this request on the side of the house. The placement of the house also allowed for a driveway to circle around a raised portion of land to create a raised tree-save area on the island of the driveway. The owner also wanted a traditional floor plan modernized to allow for an open floor plan and contemporary design. The lanai was originally going to be an exterior structure, but during the planning stages, it was incorporated into the house design by using accordion doors.
Due to local ordinance, detached barns have to be behind the principal dwelling structure and less than 2,500 square feet so the rear portion of the lot was designed to accommodate two barns and a large turnaround area. During foundation excavation, it was determined that the soil underneath the proposed garage was unsuitable and had to be dug out. After weighing the options, it was determined that a Kerstra floor plank system would be utilized to allow for livable space under the garage, creating an additional 1,100 square feet of usable space in the basement for nearly the same cost as hauling suitable soil in.
