Project Description

Original Site Specifics

  • 110′ x 400′ lot on the Torch River
  • 100′ wetland driveway crossing, requiring a DEQ permit
  • Septic/Well system
  • Required permanent dock design and installation

Project Highlights

This northern Michigan riverfront home was built to maximize the view of the river, which is at its widest point on this property. This required a wetland consultant and a land surveyor to delineate the wetland area to determine the buildable area on the property. Because a wetland splits the upland by the road and the building site on the river, the drainfield was placed at the road to maximize the buildable area on the river. This also required a pump system, which is a common feature in this area due to the requirement of property owners to have raised fields. Our builders petitioned the MDEQ to gain a permit to allow a driveway crossing to access the buildable area along the river, which, after several meetings, was granted.
