Project Description
The existing house had no windows or views of the lake from the inside, so a dramatic resign was required to gain the excellent views of the lake desired by the owners. Additionally, the parking arrangement allowed only for two vehicles, which was not enough for future use. Since the existing lot was small, the house was determined as being non-conforming which basically meant that it could not be expanded outside the existing footprint.
It was determined that two, small, 60-square-foot additions to the lake side of the house would offer a much more usable space to work with, as well as seemed an easy variance to get with the township since it wouldn’t impact the neighbors or the lake. A variance was granted to add a total of 120 square feet of floor area to allow the house a much more livable floor plan. This addition also helped maximize the lake view.
We could not completely demolish the entire house and rebuild so we utilized the existing foundation and added additional footings under load bearing points.
